Overview
Al Alyaa is the flagship residential community inside Knowledge Economic City (KEC), a major mixed-use development in Madinah regulated by the Economic Cities and Special Zones Authority (ECZA). The project spans approximately 270,000 sqm with around 70,000 sqm of green space, and comprises a mix of apartments, serviced apartments, and villas across several phases.
The community includes a central park, pedestrian squares, a mosque, an international school, a nursery, retail centres, and a sports club with separate facilities for men and women. Select apartments offer views of Mount Uhud. Branded hospitality is provided by a Hyatt Centric hotel and Hyatt House serviced apartments within the masterplan.
Al Alyaa is located inside an REGA-approved foreign-ownership zone. Under the framework in force from January 2026, only Muslim foreign individuals may purchase property directly in Madinah, and only within approved zones. KEC is a named approved zone. Per-unit prices are not published publicly. The total project investment is reported at approximately SAR 3 billion across around 2,000 residential units. Contact Waasiya or KEC directly for a current price list and availability by phase.
Al Alyaa includes apartments, serviced apartments, and villas. Phase 1 covers approximately 396 apartments. The full masterplan includes around 1,420 apartments, 70 villas, and 408 serviced apartments. Confirm current availability with KEC as phasing and unit counts may evolve.
